Watercrest Condominiums is located directly on the gorgeous Gulf of Mexico. This beautiful complex offers 18 stories of amazing Gulf views from your private balcony. Very conveniently located on Thomas Drive you are minutes from many attractions including: • St. Andrews State Park • Pier Park, Shipwreck Island Waterpark, Gulf World, Zoo and Botanical Conservatory, etc. • Capt Anderson's Marina/Restaurant and Schooner's Restaurant • Grocery stores within 5 min drive (Publix, Winn-Dixie) • Panama City Beach Sports Complex Watercrest features: • Gulf Front heated (seasonally) pool • Clubhouse • Lighted tennis courts, fitness center, racket ball court • Pool and hot tub. If you are looking for a laid back, family friendly destination you have found it. Things to know: • HOA requires that guest checking in be 25 years of age – no exceptions • Property is self-catering. Only starter supplies provided. • No smoking • No parties or events • Parking available – Paid to Watercrest. $57.50 per vehicle for stays up to 21 days. For longer stays different rates apply. • Access to beach chairs – additional fee may apply, please let us know if would like details.

Other Details to Note

1. Supplies. A starter supply of household cleaning and hygiene products may be available in the Property for use. Guest is responsible for purchasing any additional supplies and all food and beverages. 2. Rental Party. All persons in the rental party will be bound by the terms of this Agreement. Only the number of people disclosed in the booking may stay in the Property. 3. Maximum Occupancy. The maximum number of persons allowed to stay in the Property is limited to 8, unless the Owner gives its prior written consent. A charge of $500 per person per night will be assessed for each person who stays in the Property in addition to the Rental Party. Guest will be charged without notice for additional persons staying in the Property and not disclosed to Owner. 4. Visitors. A visitor is an occupant of the Property who is not staying overnight. The total number of persons permitted in the Property at any given time, including visitors, is 8. Any visitor staying overnight is subject to additional charges. Common Facilities NO visitor will be allowed to use the common facilities, including any pools or tennis courts, when Guest is not on the Property. 5. Rental Period & Check-In. The Property will be ready for Guest’s occupancy beginning at 4:00 PM on the Arrival Date and the Property must be vacated by 11:00 AM on the Departure Date, unless otherwise agreed by Owner. If Guest or any member of the Rental Party remains on the Property beyond the Departure Date, Guest will be responsible to pay the rental rate for the period of time between Departure Date and the actual date Guest and all members of the Rental Property vacate the Property. 6. Keys & Access Codes. Owner will provide Guest with an access code to the unit, in addition to 2 keys (located inside the unit), which will unlock the front door to the Property. Guest is not allowed to make duplicate keys. A fee of $70 will be charged to Guest for failure to return a key. Any attempt to access a locked area is just cause for immediate termination of this Agreement, forfeiture of all rent paid, and Guest will be liable for any missing items or damage. 7. Rental Rules & Restrictions. Guest agrees to abide by the following restrictions by Owner: • Must be 25 years of age to rent • Check-in starts at 4:00 pm • No parties or events –Quite hours 10pm – 9am. • Additional guests over max. capacity would be charged $500 per stay • Property is self-catering. Only starter supplies provided. • Trash – trash should be bagged, tied and deposited in the trash chutes on each floor • Pool and gym are accessible for guest. Wristbands are required for anyone over 12 years old. • No smoking. There is a designated smoking area outside the building. Smoking penalty $500. • No pets allowed • Refer to and obey by the Watercrest Conduct Policy & Rules and Regulations placed in the fridge within the unit. • Don’t rearrange the furniture, don’t eat in the bedroom, and clean the kitchen after you use it. • If guests are found to have had a party without host permission which results in extra cleaning, guests will be responsible for extra cleaning charges and in the unfortunate event of the disruptions alerting neighbors, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY • If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY If any person in the Rental Party fails to follow any of the Rules, the Rental Party may be asked to vacate the Property and Guest will forfeit all rent paid. Additional Rules and Regulations Guest agrees to abide by the Rules and Regulations of Watercrest Conduct Policy & Rules and Regulations, and any other restrictions imposed by Owner (visible in the fridge within the unit) at all times while on the Property and will cause all persons in the Rental Party and any visitors that Guest permits on the Property to abide by the Rules while on the Property. Exteriors of the unit are video surveilled for guest and property safety. 8. Parking. Guest may only park in designated parking area. Any illegally parked cars may be subject to towing and/or fines. Parking spaces are not dedicated. Parking lot is outside of the building and need to have your parking passes visible. Covered parking is not for guests and security will tow violators. 9. Mechanical Failures. Owner attempts to properly maintain the Property. While all electrical and mechanical equipment within the Property are in good working order, Owner cannot guarantee against mechanical failure of electrical service, stopped plumbing, water supply, heating, air conditioning, audio visual equipment, internet access, cable service, or appliances. Guest agrees to report any inoperative equipment or other maintenance problem to Owner immediately. Owner will make every reasonable effort to have repairs done quickly and efficiently. Guest will allow Owner or a person permitted by Owner access to the Property for purposes of repair and inspection. Owner is not responsible for any inconvenience that may occur and no refunds or rent reductions will be made due to failure of such items. 10. Acts of God. If there is a storm or severe weather and a mandatory evacuation order is issued by state or local authorities, Guest shall be entitled to a prorated refund for each night Guest is unable to occupy the Property. Owner will not be liable or deemed in default under this Agreement for any failure to perform or delay in performing any of its obligations due to or arising out of any act not within its control, including, without limitation, acts of God. 11. Limitation on Liability. Owner is not responsible for any accidents, injuries or illness that occur to any member of the Rental Party or Guest’s visitors while in the Property or on the Property. Owner is not responsible for loss of personal belongings or valuables belonging to any member of the Rental Party or any of Guest’s visitors. Guest agrees to assume the risk of any harm arising from use of the Property. UNDER NO CIRCUMSTANCES AND UNDER NO LEGAL THEORY, TORT, CONTRACT, STRICT LIABILITY, OR OTHERWISE, SHALL OWNER BE LIABLE TO GUEST OR ANY OTHER PERSON FOR ANY DAMAGES OF ANY NATURE WHATSOEVER INCLUDING ARISING OUT OF OR RELATING TO THIS AGREEMENT OR GUEST’S RENTAL OF THE PROPERTY OR USE OF THE PROPERTY. IN NO EVENT WILL OWNER BE LIABLE FOR ANY DAMAGES IN CONNECTION WITH THIS AGREEMENT, EVEN IF OWNER SHALL HAVE BEEN INFORMED OF THE POSSIBILITY OF SUCH DAMAGE. TENANT is advised that the UNIT may contain a bunk bed. TENANT agrees to use the bunk bed at his/her own risk and to hold the LANDLORD harmless for any damage and/or injury caused by TENANT’s said use of a bunk bed. TENANT shall be liable for any damage caused to the bunk bed. 12. Indemnification. Guest acknowledges that the use of the Property by the Rental Party and Guest’s visitors is entirely at their own risk. Guest will indemnify and hold harmless Owner from any and all expenses, costs, damages, suits, actions, or liabilities whatsoever arising from or related to any and all loss of or damage to personal property, injury or death resulting from the use or occupancy of the Property or the failure of any member of Rental Party or Guest’s visitors to observe the Rules and restrictions set forth in Paragraph 7. 13. Violation of Agreement. If Guest or any member of the Rental Party violates any of the terms of this Agreement, including but not limited to maximum occupancy, visitors and rental rules and restrictions, Owner may evict Guest and the Rental Party from the Property and Guest will forfeit all rent and security deposit paid.

This Airbnb exceeded our expectations in every way. The property was beautifully maintained, thoughtfully decorated, and incredibly comfortable. The beach access was unbeatable, and the views were stunning throughout the day. Every detail felt intentional, from the well-stocked kitchen to the comfortable beds and SPACIOUS balcony. The host was attentive, welcoming, and quick to help with anything we needed. It was the perfect mix of comfort, convenience, and coastal charm. We left feeling refreshed and already talking about booking another stay.

This our second stay with one of Carla’s properties. This one was, by far, our favorite 🤩 The balcony was SPACIOUS and we loved the seating options out there - one could easily sunbathe or even nap on the lounger! Loved that it was on the sunset side 🌅 The kitchen had everything we needed, the rooms were very nice, the bunk bed even had a trundle pull out. There were two beach chairs (with backpack straps for carrying) and beach towels for beach use. The beach is steps away! Renting the umbrella and two chairs right on the beach is $55, for those wondering to bring their own or not. There also was a really cool room on the 1st floor by the side elevator (the one that only goes to floors 1-6) that you can “borrow” for beach/pool use. It had boogie boards, inflatable tubes, etc. Overall, we were very pleased with this condo and hope to visit again next year!

Our stay was nothing short of amazing. Carla was an excellent host who made the whole process so easy. She quickly responded to the questions I had and made excellent recommendations about the area. Her place was stunning! So clean and inviting and the ocean views were spectacular. The place was quiet and well maintained and really had everything my family of five needed. It was fun to just walk down and enjoy the beach or pool when we wanted or just stay in and enjoy all the amenities the space provided. For a mom of three, this was one of the most relaxing vacations I have been on. My family is looking forward to more visits in the future!

Our stay was wonderful, the beach & location was more private & quiet. The place looks just like the pictures everything was very clean and a lot of things we were missing were provided thankfully. The vending machine even had a coconut!! Love this place & will be back to 509

I was very impressed with the space our host provided- the furniture was actually comfortable, not something you always find in a beach condo! The balcony sold it for us- a large flexible space where I didn’t constantly worry about my toddler being unsafe. My favorite was the short walk to the beach and the downstairs restroom facility at Watercrest. I have a toddler so IYKYK. Parking was a small issue for us during our stay. They were painting the building and we were rerouted to a lot across the street a ways. That was slightly inconvenient, but absolutely not at the fault of our host. Finally, I will add that this is the QUIET side of town! We drove down toward Pier Park one evening and turned ourselves right around. This was an added bonus I was not expecting- SO thankful we had a peaceful experience! Thank you, Carla, for a wonderful experience for my family!
