Perfect LOCATION on the “quite end” of PCB, combining a relaxed environment, while 5-10 min drive from all the main city activities, including shopping, restaurants, and family entertainment. The Summerhouse charges a one-time $35 fee per reservation for parking permits and pool wristbands. Must be at least 21 years of age to rent.

The Summerhouse is located directly on the gorgeous Gulf of Mexico. This beautiful complex offers amazing amenities and Gulf views from your private balcony. Very conveniently located on Thomas Drive you are minutes from many attractions including: • St. Andrews State Park • Pier Park, Shipwreck Island Waterpark, Gulf World, Zoo and Botanical Conservatory, etc. • Capt Anderson's Marina/Restaurant and Schooner's Restaurant • Grocery stores within 5 min drive (Publix, Winn-Dixie) • Panama City Beach Sports Complex The Summerhouse features: • Gulf Front heated pool & hot tub • Clubhouse/game room • Tennis and shuffle board court • Pool and hot tub. If you are looking for a laid back, family friendly destination you have found it. Things to know: • HOA requires that guest checking in be 21 years of age • Property is self-catering. Only starter supplies provided. • No smoking • No parties or events • Parking available – see “Guest Access” section • Access to beach chairs – additional fee may apply, please let us know if would like details.

Other Details to Note

1. Supplies. A starter supply of household cleaning and hygiene products may be available in the Property for use. Guest is responsible for purchasing any additional supplies and all food and beverages. 2. Rental Party. All persons in the rental party will be bound by the terms of this Agreement. Only the number of people disclosed in the booking may stay in the Property. 3. Maximum Occupancy. The maximum number of persons allowed to stay in the Property is limited to 8, unless the Owner gives its prior written consent. A charge of $500 per person per night will be assessed for each person who stays in the Property in addition to the Rental Party. Guest will be charged without notice for additional persons staying in the Property and not disclosed to Owner. 4. Visitors. A visitor is an occupant of the Property who is not staying overnight. The total number of persons permitted in the Property at any given time, including visitors, is 8. Any visitor staying overnight is subject to additional charges. Common Facilities NO visitor will be allowed to use the common facilities, including any pools or tennis courts, when Guest is not on the Property. 5. Rental Period & Check-In. The Property will be ready for Guest’s occupancy beginning at 4:00 PM on the Arrival Date and the Property must be vacated by 11:00 AM on the Departure Date, unless otherwise agreed by Owner. If Guest or any member of the Rental Party remains on the Property beyond the Departure Date, Guest will be responsible to pay the rental rate for the period of time between Departure Date and the actual date Guest and all members of the Rental Property vacate the Property. 6. Keys & Access Codes. Owner will provide Guest with an access code to the unit. 7. Rental Rules & Restrictions. Guest agrees to abide by the following restrictions by Owner: • Must be 21 years of age to rent • Check-in starts at 4:00 pm • No parties or events –Quite hours 10pm – 9am. • Additional guests over max. capacity would be charged $500 per guest per night • Property is self-catering. Only starter supplies provided. • Trash – trash should be bagged, tied and deposited in the trash chutes on each floor • Pool is accessible for guest. Wristbands are required for anyone over 12 years old. • No smoking. There is a designated smoking area outside the building. Smoking penalty $500. • No pets allowed • Refer to and obey by the Summerhouse Conduct Policy & Rules and Regulations placed in the fridge within the unit. • Don’t rearrange the furniture, don’t eat in the bedroom, and clean the kitchen after you use it. • If guests are found to have had a party without host permission which results in extra cleaning, guests will be responsible for extra cleaning charges and in the unfortunate event of the disruptions alerting neighbors, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY • If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY If any person in the Rental Party fails to follow any of the Rules, the Rental Party may be asked to vacate the Property and Guest will forfeit all rent paid. Additional Rules and Regulations Guest agrees to abide by the Rules and Regulations of Regency Towers Conduct Policy & Rules and Regulations, and any other restrictions imposed by Owner (visible in the fridge within the unit) at all times while on the Property and will cause all persons in the Rental Party and any visitors that Guest permits on the Property to abide by the Rules while on the Property. Exteriors of the unit are video surveilled for guest and property safety. 8. Parking. Parking is limited to 2 spaces. Guest may only park in designated parking area. Any illegally parked cars may be subject to towing and/or fines. Parking spaces are not dedicated. Parking lot is outside of the building and need to have your parking passes visible. There is a 2-vehicle max per unit. 9. Mechanical Failures. Owner attempts to properly maintain the Property. While all electrical and mechanical equipment within the Property are in good working order, Owner cannot guarantee against mechanical failure of electrical service, stopped plumbing, water supply, heating, air conditioning, audio visual equipment, internet access, cable service, or appliances. Guest agrees to report any inoperative equipment or other maintenance problem to Owner immediately. Owner will make every reasonable effort to have repairs done quickly and efficiently. Guest will allow Owner or a person permitted by Owner access to the Property for purposes of repair and inspection. Owner is not responsible for any inconvenience that may occur and no refunds or rent reductions will be made due to failure of such items. 10. Acts of God. If there is a storm or severe weather and a mandatory evacuation order is issued by state or local authorities, Guest shall be entitled to a prorated refund for each night Guest is unable to occupy the Property. Owner will not be liable or deemed in default under this Agreement for any failure to perform or delay in performing any of its obligations due to or arising out of any act not within its control, including, without limitation, acts of God. 11. Limitation on Liability. Owner is not responsible for any accidents, injuries or illness that occur to any member of the Rental Party or Guest’s visitors while in the Property or on the Property. Owner is not responsible for loss of personal belongings or valuables belonging to any member of the Rental Party or any of Guest’s visitors. Guest agrees to assume the risk of any harm arising from use of the Property. UNDER NO CIRCUMSTANCES AND UNDER NO LEGAL THEORY, TORT, CONTRACT, STRICT LIABILITY, OR OTHERWISE, SHALL OWNER BE LIABLE TO GUEST OR ANY OTHER PERSON FOR ANY DAMAGES OF ANY NATURE WHATSOEVER INCLUDING ARISING OUT OF OR RELATING TO THIS AGREEMENT OR GUEST’S RENTAL OF THE PROPERTY OR USE OF THE PROPER...

Our family of 4 stayed at the Summerhouse in April. The location is amazing, with the best of both worlds- pools, hot tub, and direct access to the beach. It was pretty quiet on the beach, with plenty of space for beach chairs and towels. It was so easy to park right in front of the condo and the location felt very safe. The condo itself seems older, but the lobby area is well updated and so clean. Carla’s condo was clean, comfortable, and had everything we needed for a relaxing week by the beach! And the decor is so cute and beachy! We loved the patio with a perfect view of the gulf. We would definitely stay there again!
